Dependent on soil load and traffic through your facility, Team Ossanna should deep clean common areas two-four times a calendar year.

Maintenance: Carpet of all types should be regularly vacuumed with an upright, beater bar vacuum equipped with a disposable HEPA filtration bag and hose for corners, edges, and upholstery. This removes the maximum amount of dry soil and reduces air pollution.

Spotting: In the event of a small spill, use a damp terry cloth to dab the spot, rotating the cloth to expose a clean surface. Repeat until the spot is best removed. Finally, dab the area with a dry towel until access moisture/soiling’s are removed. Do not scrub with the towel as permanent stain or fiber damage can occur.

Extractions: For large area extractions, first pre-vacuum the area. Then, using a walk behind or portable box and wand extractor, fill the fresh tank with hot water and add a neutral rinse agent. Pre-treat the areas to be cleaned in 10x10 sections using a pump-up or garden sprayer. Use a pre-treat product with an about Ph of 9-10. Once the area is rinsed and dry passed thoroughly, set an air mover to speed dry the carpet.

Upholstery can be cleaned annually or on an as-needed basis.

Spotting: Spot cleaning can be achieved with a microfiber towel and warm water only. Gently dab the area, rotating the cloth to a clean surface until the spot is removed. Follow this by using a dry microfiber to remove access moisture/staining. Do not harshly scrub the area as irreversible damage can occur. Allow area to air dry before returning to use.

Extraction: Cleaning entire furniture pieces is like that of carpet and area rug cleaning. An upholstery cleaning tool will be connected to the extractor. Follow the steps of carpet cleaning and use appropriate cleaning products for the fabric at hand. Pre-treat the areas with an about Ph of 8-9.

Professional cleaning should occur two-four times a calendar year.

Maintenance: Tile areas should be mopped appropriately with foot traffic, or every 1-3 days. A small amount of neutral cleaner can be added into warm water when mopping.

Maintenance Scrub: If a more extensive in-house cleaning is required in a small area, this can be achieved with a few items. Gather a narrow nylon or grout brush, alkaline tile and grout cleaner with an about Ph of 10, and a mop/bucket. Apply the product in 4x4 area with garden or pump sprayer. Allow this to dwell for 5 minutes the scrub tile and grout lines with brush. Using the mop and bucket with warm water and neutral cleaner mix; heavily mop the areas to remove the remaining soils and pre-treat. Mop dry upon completion.

Professional strip and wax should be preformed 1-3 times annually. Scrub and recoats or burnishing can be completed on an as-needed basis to extend the life of each complete strip.

Maintenance: Floors with polymer wax will scratch easily. It is important to be aware of this while moving furniture with no wheels such as school chairs. Black scuff marks caused by rubber can easily be removed with a tennis ball affixed to a broom stick. Routine moping/cleaning can be accomplished with a microfiber flat mop system or auto scrubber. Dust mopping must be completed each time prior to wet cleaning. A solution of warm water and small amount of neutral cleaner works best. A white pad shall be used on all auto scrubbing devices. Do not allow liquids to puddle for long periods of time as this can distort the wax.

Burnish: Use a high-speed burnisher, hog hair or similar pad and chemical. Depending on the product that is used, will determine the method. Generally, most methods use a light application of product that is worked into the wax with a back-and-forth motion like mowing a lawn.
